    How a chance meeting and some off the cuff mentoring changed the trajectory of someones life

    In the early 2000s, after starting a number of successful businesses and a 6 figure IT consultancy, I started investing in property.

    Within a few years of applying No & Low money down techniques I built myself a sizable property portfolio and then one day, I bumped into an acquaintance. I really can't call him a friend because he was just somebody who I used to see on a regular basis waiting for the train when I worked in IT.

    If you commute and are of a reasonably friendly disposition you may recognize the process. It started with a nod (meaning I see you here the same time for the same train and we like the same carriage obviously). Then the nod turned into a ‘Hello’, which eventually moved on to a ‘how was your day’? Isn't the weather funny? And so on until we just got to know each other

    Then I left my It consultancy to focus on my property investing full time and I did not see him for almost a year until one day I was visiting a property and I met him coming home from work in the same area.

    He asked me what I had been doing and when I told him that I was now a property investor his eyes lit up. He was very interested. He said to me that he'd been thinking of buying his mother's Council flat, but he was very concerned as he didn’t know anything about property and worried if it was the right thing to do.

    I said to him that I'd gone into property and built up a portfolio worth million creating a situation where there was a million in the bank in the process, and I strongly advised that he bought that property, especially in the then economic climate and the fact that it was a council ‘Right to Buy’ property where he would get a great deal on it. He couldn't go wrong.

    He thanked me for my advice and bid me farewell.

    After that I didn't see him for quite some time. I don't know if it was six or eight months later, but one day, for one reason, I returned to that area, and I noticed that a gentleman saw me and started waving his arms in the air and gesticulating in my direction as he ran up to me.

    I, looking at him very strangely (with a side eye), nervously, wondering why this guy was running at me and trying to get my attention.

    I hadn’t even recognized who it was before he grabbed my hand and shook it so vigorously, I seriously thought he was going to hurt my wrist.

    It was only then that I realized it was the same gentleman I'd spoken to so many months before.

    He had taken my advice, bought his mother's property in the right to buy scheme, kept it for a number of months whilst the value had gone up, sold that property, taken the profits and used them as the deposit and bought two more houses and he was well on his way to building a comfortable million-pound property portfolio.

    I told him that I was over the moon for him, and I was so glad that my advice had been of help.

    Back then, it didn't even cross my mind for a second that five minutes of my time had drastically changed this man's life trajectory.

    Many years later, a personal friend of mine contacted me, telling me that he was selling his family home. His mother had passed away, he had inherited the family home, and he wanted to sell it to migrate to another country.

    This really was a straightforward consultancy job, but as he was a friend, I took it upon myself to mentor him through the process while I was actually doing the consulting work of helping him so that I could simultaneously teach him what I knew.

    It was very clear to me as soon as I started talking to the people who were vying to buy this property, why he was so out of his depth. They were all seasoned investors, and they were all circling like vultures trying to cut his throat, buy his property for much less than it was worth and make a huge profit for themselves. Knowing that he didn't know anything about property investment and had inherited the house, he fell into the ballpark of a distressed sale and as such was ripe for the picking.

    I contacted these buyers in turn and within my first three conversations, (as I said, it technically was a consultancy), I dispatched the first two vultures who I now realized that they would never get a ‘blood on the carpet deal’ now that I was involved.

    (Note one of these buyers was a personal friend of the seller who was pretending to do him a favor. And when I explained to him exactly what he was doing and what the strategy was called, how many times I've done it myself and that I wasn't going to allow it to continue, he removed himself from the bidding process)

    We eventually settled on a buyer, and after a lot of back and forth, getting the terms of the sale right, we proceeded with the sale.

    Over the moon with the process, he took his profits, left the country, as he'd always planned to do, and then within a couple of months, contacting me to tell me that he'd set up his own business selling property in his new country. His new venture was helping people from overseas buy properties there, effectively an exact replica of what my ‘How to Buy a Property in Spain’ does for overseas buyers trying to buy a property in Spain.

    This again highlighted to me the power of mentorship. That in just a few weeks working with this guy as a mentor, I again changed the trajectory of his life and what he was able to do.

    I love mentoring people.

    I love helping people solve problems.

    I love helping people achieve their goals, and I love using what's taken me almost 30 years to learn, to help people who don't know the things I know or haven't experienced the things I've experienced, to achieve their goals, overcoming problems and obstacles and getting that sweet feeling of a win.

    This is why I only mentor in property.

    I can consult on many things in business, but property is my specialty. It is what I made my money doing, twice.

    It is the industry sector that I spent most of my life in.
